A. Social Considerations <br /> <br /> The City will derive the following specific social <br /> benefits from the implementation of the project: <br /> <br /> 1. Increase in housing opportunities in the City and <br /> the region at a time of continuing housing demand, <br /> and <br /> <br /> 2. Improve jobs/housing balance in the Tri-Valley <br /> Area, reduce commute index, save commute time and <br /> energy expenditures and consequently improve the <br /> quality of family life for those project residents <br /> so affected. <br /> <br />B. Economic Considerations <br /> <br /> The City will derive the following specific economic <br /> benefits from the implementation of the project: <br /> <br /> 1. Indirect increases in sales tax revenues and <br /> subventions to the City. <br /> <br /> 2. Substantial increases in property tax revenues. <br /> <br /> 3. Overall increase in the economic vitality and <br /> growth of the City. <br /> <br /> 4. Improve jobs/housing balance in the Tri-Valley <br /> Area, reduce commute index, save commute time and <br /> energy expenditures and consequently increase <br /> economic efficiency.~ <br /> <br />C. Environmental and Land Use Considerations <br /> <br /> The City will derive the following specific environmental <br /> and land use benefits from implementation of the project: <br /> <br /> 1. Dedication of at least 62 acres, or 60 percent of <br /> the 104 acre project site for permanent open-space. <br /> This open space area will conserve the ecological <br /> values of the site and surrounding area and provide <br /> recreational and amenity opportunities for the <br /> citizens of the project, the wider vicinity, the <br /> City, and the region. <br /> <br /> 2. The proposed project is consistent with the <br /> residential land use designation of the Pleasanton <br /> General Plan and with adjacent land uses. Given <br /> the likelihood of the site urbanizing as proposed <br /> <br /> - 29 - <br /> <br /> <br />
