c. All cut banks shall be graded at a maximum 2:1 slope. <br /> All banks shall be graded at a maximum 3:1 slope unless <br /> engineering analysis can confirm that slopes up to a <br /> maximum of a 2:1 slope will not fail under saturated <br /> conditions. Landslide repair, where necessary, shall <br /> conform to natural contours where shown on the grading <br /> plan. <br /> <br /> d. Any subsequent tentative map shall not significantly <br /> increase the graded portion of any lot from that shown on <br /> the approved PUD site plan/grading plan, except as <br /> modified herein. <br /> <br /> e. Any grading outside the approved building envelope shown <br /> on the approved tentative map shall be a PUD Major <br /> Modification subject to review by the City Council. <br /> <br />8. Unstable Slopes and Landslide Areas <br /> <br /> The applicant shall mitigate the conditions of unstable slopes <br /> and landslides as stated in the Final EIR and soils report for <br /> the project. Such mitigation measures shall include the <br /> following: <br /> <br /> a. The location, depth, and lateral dimensions of all <br /> bedrock landslides, surficial slides, and areas with a <br /> high potential for slope instability and future slope <br /> movement shall be identified, mapped, and catalogued by <br /> a geotechnical engineer and certified engineering <br /> geologist. This work shall include performance of <br /> surface and subsurface investigation (drilling and/or <br /> trenching) and preparation a detailed geological map to <br /> be made part of the preliminary grading plan. <br /> <br /> b. Provide data and analysis of slope stability in a <br /> saturated condition. Analysis shall include laboratory <br /> strength tests and shall be based on saturated strength <br /> values and shall consider the increased hydrostatic <br /> pressure on natural slopes due to landscape irrigation. <br /> <br /> c. With submittal of the tentative map and preliminary <br /> grading plan, the applicant shall submit a landslide <br /> repair plan prepared by a geotechnical engineer and <br /> certified engineering geologist recommending measures for <br /> stabilizing slopes and repairing all on-site landslides <br /> and, if identified, all off-site landslides that could <br /> affect this development. These measures shall be <br /> incorporated in the grading plan for review by the <br /> Planning Commission and shall include detailed sections <br /> showing limits of the stabilization work and detailed <br /> specifications for performance of the stabilization work. <br /> <br /> - 11 - <br /> <br /> <br />
