EXHIBIT B <br /> <br /> Conditions of Approval <br /> Case PUD-91-1 <br /> (April 2, 1991) <br /> City Council <br /> <br />1. The proposed development shall conform substantially to the <br /> site plans, elevations, and related materials, Exhibit A <br /> (dated "Received, March 6, 1991"), on file with the Planning <br /> Department, except as modified by these conditions. <br /> <br />2. Allowed uses shall only include the mini-storage warehouse <br /> spaces, manager's office, and manager's apartment. No storage <br /> unit shall be used for any purpose other than dead storage. <br /> No flammable, explosive, or other hazardous materials as <br /> defined under Articles 79 and 80 of the 1988 Uniform Fire Code <br /> and Chapter 9.16 of the Pleasanton Municipal Code may be kept <br /> at any time in the subject project. <br /> <br />3. All vertical and horizontal score lines shall have a 3/4" to <br /> 1" exposure. This detail shall be provided in the building <br /> permit plan set for review and approval by the Director of <br /> Planning. <br /> <br />4. The second-story building walls beneath the sloped roofs shall <br /> project a minimum of 2" from the building wall. The stucco <br /> vertical trim element shall be 12" minimum width and 1" <br /> minimum projection, painted in the darker gray trim color. A <br /> stucco raise "belly" band shall be added to the front, left, <br /> right, and rear building walls between the two parallel score <br /> lines. Final wall and trim design details shall be provided <br /> for review and approval by the Director of Planning prior to <br /> issuance of a building permit. <br /> <br />5. The applicant shall implement the following measures to <br /> preserve the existing walnut trees located on the north <br /> property adjacent to the site: <br /> <br /> a. Prune all trees to provide adequate clearance for <br /> construction. All pruning shall be supervised by a <br /> Certified Arborist. <br /> <br /> b. Grading, including filling, is allowed in the area <br /> beneath the tree canopy over the project site. <br /> <br /> c. The applicant shall arrange for the arborist to inspect <br /> the site during grading and construction and to prepare <br /> a report on the status of the e~isting trees for approval <br /> of the Director of Planning prior to issuance of final <br /> occupancy permits. <br /> <br /> <br />
