d. Warehouse uses as permitted by the Planning Commission <br /> under Conditional Use Permit UP-77-15 except the <br /> storage of fuels and other flammable liquids. <br /> <br /> Because of the location of this development adjacent to a <br /> single-family residential neighborhood, the hours of <br /> operation for warehouse uses shall be between 8:00 a.m. and <br /> 6:00 p.m., Monday through Saturday only. <br /> <br />2. The development shall conform substantially to the approved <br /> building elevations, site plan, landscape plan, and related <br /> materials approved by the Design Review Board under Z-77-141 <br /> and the Planning Commission under UP-77-15, and to the <br /> subject site plan, Exhibit "A" (dated "Received August 23, <br /> 1991"), on file with the Planning Department, except as <br /> modified by these conditions. <br /> <br />3. The developer shall obtain all building and other applicable <br /> City permits prior to tenant improvements. <br /> <br />4. The vacant portion of the property shown for future <br /> development shall be maintained by the property owner in a <br /> hazard-free condition at all times to the satisfaction of <br /> the Planning Director. <br /> <br />5. Development of the vacant portion of the project site shall <br /> be reviewed under a separate application for development <br /> plan approval. <br /> <br />6. The covered storage area, if desired by the applicant, shall <br /> match the design of the existing shed, and shall be reviewed <br /> and approved by the Planning Director prior to issuance of a <br /> building permit. <br /> <br />7. Pallets, shopping carts, and a gasoline pump and storage <br /> tank located near the southeast corner of the site shall be <br /> removed within 120 days this project's approval by the City <br /> Council. Removal of the fuel storage tank shall conform to <br /> the standards of the Pleasanton Fire Department. <br /> <br /> 8. The trash bin located in the open near the east side of the <br /> site shall be located within an approved trash enclosure <br /> within 120 days this project's approval by the City Council. <br /> The trash enclosure design shall be reviewed and approved by <br /> the Planning Director prior to issuance of a building <br /> permit. <br /> <br /> 9. Prior to occupancy of the second floor office spaces, the <br /> applicant shall secure approval of a comprehensive tenant <br /> sign program for the project from the Planning Director. <br /> <br /> <br />
