CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1533 <br /> <br /> AN ORDINANCEAPPROVING A MAJOR MODIFICATION TO <br /> CHANGE THE LAND USE DESIGNATIONS ON THE 79 <br /> ACRE SITE IN HACIENDA BUSINESS PARK FROM <br /> "OMPD" AND "CPD" TO "HDR" (MINIMUM 8 UNITS PER <br /> ACRE) AND TO REDUCE COMMERCIAL FLOOR AREA IN <br /> THE BUSINESS PARK BY APPROXIMATELY 1.4 MIT~ON <br /> SQUARE FEET, AS FILED UNDER CASE PUD-81-30-24M <br /> <br />WHEREAS, Prudential Insurance Company has applied for a major <br /> modification to an approved development plan to change <br /> the land use designations on a 79 acre site from "OMPD" <br /> and "CPD" to "HDR" (minimum 8 units per acre) and to <br /> reduce the maximum allowable office, commercial, and <br /> industrial building floor area in the Hacienda Business <br /> park by approximately 1.4 million square feet; and <br /> <br />WHEREAS, zoning for the property is PUD-Industrial/Commercial- <br /> Offices, with site-specific zoning of "OMPD" (Mid-Rise <br /> Planning District) and "CPD" (Retail/Commercial and <br /> Financial Planning District); and <br /> <br />WHEREAS, based on the Initial Environmental Study, a negative <br /> declaration was adopted by Council on December 10, 1991; <br /> and <br /> <br />WHEREAS, Council received the Planning Commission's <br /> recommendations for approval of the proposed major <br /> modification to the development plan and zoning of <br /> PUD-81-30; and <br /> <br />WHEREAS, a duly noticed public hearing was held on December 10, <br /> 1991; and <br /> <br />WHEREAS, the City Council finds that this major modification is <br /> consistent with PUD-81-30 and with the General Plan <br /> policies of the City of Pleasanton. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLRASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br /> Section 1: Approves the major modification (PUD-81-30-24M) to <br /> change the land use designations on 79 acres in the <br /> Hacienda Business Park bordered by Owens Drive on the <br /> north, Tassajara Creek on the east, Stoneridge Drive on <br /> the south and Hacienda Drive on the west from "0MPD" and <br /> "CPD" to the "HDR" (minimum 8 units per acre) District, <br /> and to reduce the maximum allowable office, commercial <br /> and industrial building floor area in the Business Park <br /> by approximately 1.4 million square feet, all subject to <br /> the conditions of approval attached as Exhibit "B". <br /> <br /> <br />
