EXHIBIT "B" <br /> PUD-85-02-02D-02M <br /> City Council - January 7, 1992 <br /> <br />1. Development shall be based on the plans dated "Received <br /> October 24, "Exhibit "A", on file with the City Planning <br /> Department except as modified herein. <br /> <br />2. Prior to issuance of building permits, the applicant shall <br /> submit a modified landscape plan to the Planning Director <br /> for review and approval~ The landscape plan shall include <br /> the approved plant material not currently present and the 13 <br /> additional trees (15 gallon) as generally shown on <br /> Attachment #C of the City Council Staff Report, dated <br /> January 7, 1992, for the subject proposal. Specific details <br /> as to exact location, type, and irrigation requirements <br /> shall be provided. All landscaping. shall be installed prior <br /> to occupancy. <br /> <br />3. The landscape area south of the proposed building shall be <br /> constructed as shown in Exhibit "C" of' the Design Review <br /> Board staff report dated November 26, 1991. Specific <br /> details as to the final curb alignment shall be submitted to <br /> the Planning Director for review and approval prior to <br /> building permit issuance. <br /> <br />4. A tree report shall be prepared for the pine trees adjacent <br /> to the access drive improvements which may by impacted <br /> (approximately 3 trees) by the proposed development. The <br /> report shall examine preservation requirements and offer <br /> applicable mitigation measures. The report shall be <br /> submitted to the Planning Director for review and approval <br /> prior to building permit issuance. If the trees are damaged <br /> as a result of the construction activity or vehicle traffic, <br /> the damaged trees shall be replaced with trees of equal size <br /> as determined by the Planning Director. This shall be <br /> coordinated with the adjacent property owner. <br /> <br /> 5. The trees along the northeast building elevation shall be <br /> Podocarpus gracilior (Fern Pine), 15 gallon in size. Tree <br /> guards and root barriers shall be installed in conjunction <br /> with the installation of these trees. Details shall be <br /> reviewed and approved by the Planning Director prior to <br /> building permit issuance. <br /> <br />6. All applicable Building and Fire Department permits shall be <br /> obtained including, but not limited to, a hazardous <br /> materials storage permit. <br /> <br /> <br />
