Exhibit "B" <br /> Conditions of Approval <br /> PUD-91-07 <br /> <br /> 1. Land use and development within the PUD district shall be <br /> governed by the zoning regulations applicable to the SpeCial <br /> Purpose I-G General Industrial district as specified in <br /> Chapter 18.48 of the Pleasanton Municipal Code. In <br /> addition, bulk retail and wholesale establishments, such as <br /> but not limited to: furniture stores; appliance stores; <br /> automobile and motorcycle sales (indoor displays only); <br /> carpet, drapery and floorcovering stores; and catalog stores <br /> shall be conditionally permitted uses in the district. <br /> <br />2. On-site parking shall be provided in accordance with the <br /> parking ratios specified in Chapter 18.88 of the Pleasanton <br /> Municipal Code, with the exception that parking for bulk <br /> retail and wholesale uses shall be established by the <br /> Planning Commission on a case-by-case basis as a function of <br /> the estimated parking demand for each uses. <br /> <br />3. A comprehensive sign program shall be submitted for review <br /> and approval by the Design Review Board prior to the <br /> installation of any future on-site <br /> advertising/identification signs. Freestanding signs shall <br /> not exceed six feet in height. Signs shall not be designed <br /> for primary visibility from 1-680. <br /> <br />4. The property owners shall pay a fee of $50,000 to the <br /> North Pleasanton Improvement District (NPID) prior to <br /> any future change of use of the site to compensate for <br /> the fair-share cost of infrastructure improvements. <br /> <br /> <br />
