EXHIBIT B <br /> <br /> Conditions of Approval <br /> Case PUD-ST-11-1M <br /> (January 21, 1992) <br /> <br />1. That the use of the site and the physical modifications <br /> shall conform substantially to the site plan, elevations, <br /> and related materials, Exhibit A (dated "Received <br /> November 20, 1991"), on file with the Planning Department, <br /> except as modified by these conditions. Any subsequent <br /> changes to the exterior of the building shall be subject to <br /> separate City review and approval pursuant to the normal <br /> City design review process. <br /> <br />2. That, except as modified by these conditions, all conditions <br /> of the original PUD approval for the Brookside/Budget <br /> development (PUD-87-11; Ordinance No. 1332) shall remain in <br /> full force and effect, including the restriction prohibiting <br /> the servicing of vehicles on the site. <br /> <br />3. That no test-driving of RV's from this facility shall be <br /> conducted on any residential neighborhood streets at any <br /> time. Test-drives shall be conducted primarily on the <br /> freeway. <br /> <br />4. That all employee and customer parking spaces shall be <br /> clearly designated as such through striping, painting, <br /> signage, or other similar means approved by the Planning <br /> Director. These spaces shall be maintained for their <br /> designated purpose, and no display of sales or rental stock <br /> (RV's or autos) shall take place in these spaces at any <br /> time. <br /> <br />5. That no more than 20 RV's and 31 autos shall be displayed or <br /> otherwise stored on the site at one time. Changes to these <br /> limitations may be allowed by the City subject to <br /> case-by-case review through the PUD modification process. <br /> <br />6. That at no time shall balloons, banners, pennants, or other <br /> attention-getting devices be utilized on the site, except as <br /> allowed by Section 18.96.040K of the Zoning Ordinance for a <br /> grand opening. Hot-air type balloons may be used for a <br /> grand opening for a maximum of one day or in accordance with <br /> the rules affecting such balloons for other businesses in <br /> the City. At no time, however, shall spot lighting be used <br /> after 10:00 p.m. in conjunction with a grand opening. <br /> <br />7. The proposed signs for Guaranty RV Centers shown in the site <br /> plan and elevations shall be modified as follows: <br /> <br /> <br />
