ETNIBIT B <br /> Conditions of Approval <br /> <br /> Case PUD-91-14 <br /> (February 4, 1992) <br /> <br />1. That the proposed development shall conform substantially <br /> the site plan (11/13/91), grading plan (12/4/91), landscape <br /> plans (11/13/91), and related materials, Exhibit A, on file <br /> with the Planning Department, except as modified by these <br /> conditions. <br /> <br /> 2. That, except as otherwise modified by the development plan <br /> or conditions of approval, the uses and site development <br /> standards for the development shall be those of the <br /> R-I-20,000 zoning district. <br /> <br />3. That, except as otherwise modified by the'conditions of <br /> approval, this approval shall also be subject to all <br /> conditions set forTel in the "Summar~ of Agreements,, <br /> concerning the Beratlis site, dated May 21, 1990, attached <br /> hereto and made par= of this case by reference. <br /> <br />4. That the custom homes to be coneY. Tooted on the lots shall be <br /> subject to individual review and approval by the Design <br /> Review Board prior to the issuance of building permits for <br /> each lot. The homes shall be designed in substantial <br /> conformenos with the Design Guidelines for PUD-91-14, dated <br /> "Received December 4, 199X", on file with the Planning <br /> Departhen=, except: <br /> <br /> a. (Add to Section III.A:) The heigh~ shall be measured <br /> from the lowest point of the building where the house <br /> intersects the finished grade to the highest peak of <br /> the roof. <br /> <br /> b. (Modify Section III.B as folloW2~) Lots 6, 7, 8, 9, 10, <br /> and 11 to have a 25' rear yard setback with no <br /> s~ruc=ures (above ground or below ground, including <br /> pools, patios, decks, or crater structures) allowed in <br /> the rear yard setback. The same restriction shall <br /> apply to the area setback 25 fee= from the new western <br /> propercy line shared with Lots 41 and 42 in Vintage <br /> Heights II (Tract 5835). <br /> <br /> c. (Modify Section III.D as folloWS=) The maximum floor <br /> area' ratio (FAR) shall be 25 per cent. A maximum of <br /> 450 sq. ft. of garage area may be exempted from the <br /> FAR. Additional garage area above 450 sq. <br /> <br /> <br />
