Geology, Soils, Grading and Drainage

52. Prior to submittal of a tentative map, the developer shall submit detailed geotechnical
studies which determine all dimensions of the berm and catchment areas near Lots 1,
2 and 3. These areas shall be delineated on the tentative map preliminary gnding
-plan. If the City detenmnes that the deflection berm and catchment area cannot
provide adequate risk-protection under the CiW's Safety Element *acceptable risk*
policy, then the at-risk lots must be eFxminated fWm the plan.

53. Prior to submittal of a tentative map, ~the applicant shah prclmh-c detailed geotechnical
studies to determine the final landslide repai~ measures necessary to assure
development of the project as appmved. If the ianti~llde x~pair measures extend
beyond those anticipated in the geo~__~_-h,~t~ studies prepan=d to date (1uly 30, 1991)
and as shown on me landslide buttress plan fFigure 9-3, Chap~ 9 of the S~R), the
Planning Commission may elect to require eHmin=r~nn Of tho$~ lots whose creation
would reqRizz lazldslide repair measux~ which the planning Corrtmi-~i~n determines
would have adverse impacts -. visual, grading, ~e and vegetative etc., - on the
environment. The planning CommissioD may rnak~ this decision whell it considers
the tentative w-? approval for this project.

54. A comprehensive and thorough slope stability investigation is requized. Prior to the
Tentative Map approval and issuance of a grading permit for the subdivision, all
landslides and areas with a high potential for slope in.e~hility ShOtlid be identified,
mspl~ and cazgorized as to their lx~-_~H-i effect on the development Th= pwjcct's
~eO~_~h-i~i engineer and/= certified exSineemg geologist should provide
recommendations for i~abil]ntina of th~ ~ ide~tifie~. This work should include preparation of a detailed geologic map and
pezformance of a subsurface investigation within each area with a high pof__,nri,~ for
futttre slope movement. A thorough slope stability analysis should include
considerations of the maximum seismic accelmxioB which might be transmitted.
especially in x~gZ~t to uuuat~ soil comti~on~.
