CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1554 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF <br /> MIRIAM CHU AND MAX GAWRAHMAT FORMZONING AND <br /> DEVELOPMENT pLAN APPROVALAS FILED UNDERCASE <br /> PUD-91-11 <br /> <br />WHEREAS, Miriam Chu and Max Gahrahmat have applied to rezone an <br /> approximately 77.8 acre site from the PUD (Planned Unit <br /> Development) - LDR (Low Density Residential) District to <br /> the PUD (Planned Unit Development) - LDR, MDR, and PI <br /> (Low Density Residential, MediumDensity Residential, and <br /> Public and Institutional) District, and for development. <br /> plan approval for 390 residences consisting of 95 small- <br /> lot single-family detached units, 146 clustered single- <br /> family detached dwelling units, elementary school, <br /> neighborhood park, linear park, and public/institutional <br /> uses on a site located on the southerly side of the <br /> Arroyo Mocho northerly of the intersection of Stoneridge <br /> Drive with Stone Pointe Way; and <br /> <br />WHEREAS, the proposed project is covered by the Stoneridge Drive <br /> Specific Plan Environmental Impact Report, therefore no <br /> additional environmental document was prepared for this <br /> project; and <br /> <br /> WHEREAS, Council received the Planning Commission's recommendation <br /> ' for approval of the rezoning and denial without prejudice <br /> of the development plan; and <br /> <br /> WHEREAS, a duly noticed public hearing was held on April 1, 1992; <br /> and <br /> WHEREAS, the City Council finds that the Village One site plan <br /> does not achieve an effective transition of density <br /> between itself and the existing and planned large lots <br /> along its south side; and <br /> <br /> WHEREAS, the City Council finds that the rezoning and the <br /> development plan for Villages Two and Three are <br /> consistent with the Stoneridge Drive Specific Plan and <br /> the City of Pleasanton General Plan policies. <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> <br />
