CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA ORDINANCE NO. 1554 AN ORDINANCE APPROVING THE APPLICATION OF MIRIAM CHU AND MAX GAWRAHMAT FORMZONING AND DEVELOPMENT pLAN APPROVALAS FILED UNDERCASE PUD-91-11 WHEREAS, Miriam Chu and Max Gahrahmat have applied to rezone an approximately 77.8 acre site from the PUD (Planned Unit Development) - LDR (Low Density Residential) District to the PUD (Planned Unit Development) - LDR, MDR, and PI (Low Density Residential, MediumDensity Residential, and Public and Institutional) District, and for development. plan approval for 390 residences consisting of 95 small- lot single-family detached units, 146 clustered single- family detached dwelling units, elementary school, neighborhood park, linear park, and public/institutional uses on a site located on the southerly side of the Arroyo Mocho northerly of the intersection of Stoneridge Drive with Stone Pointe Way; and WHEREAS, the proposed project is covered by the Stoneridge Drive Specific Plan Environmental Impact Report, therefore no additional environmental document was prepared for this project; and WHEREAS, Council received the Planning Commission's recommendation ' for approval of the rezoning and denial without prejudice of the development plan; and WHEREAS, a duly noticed public hearing was held on April 1, 1992; and WHEREAS, the City Council finds that the Village One site plan does not achieve an effective transition of density between itself and the existing and planned large lots along its south side; and WHEREAS, the City Council finds that the rezoning and the development plan for Villages Two and Three are consistent with the Stoneridge Drive Specific Plan and the City of Pleasanton General Plan policies. THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS FOLLOWS:
