7. The proposed custom home shall no= include an3[ reflective <br /> glazing in any of the windows or doors. <br /> <br />FENCING AND LANDSCAPING <br /> <br />8. Three of the proposed Coast live oak trees on the southern <br /> side of the custom home shall be planted a= a minimum 36t <br /> box size. The three cork oak trees =o be planted along the <br /> northern end of the custom home shall also be a minimum 36" <br /> box size. These revised plant sizes shall be shown on the. <br /> revised landscape plan to be su3m~it=ed for the review and <br /> approval by the Planning Director prior to the issuance of a <br /> building permit. <br /> <br />9. The proposed location of the open fencing =o be installed on <br /> the custom home lot shall be submitted for the review and <br /> approval by =he Planning Director prior =o th& issuance of <br /> the building permit. <br /> <br />10. All exterior' lighting shall be low intensity and shall be. <br /> designed in order =o minimize the glare to the valley floor. <br /> All exterior lighting shall be submitted for the review anti. <br /> approval by the Planning Director prior to the issuance of a <br /> building' permit. <br /> <br />DRIVEWAY AND FIRE DEPART~m~T TURNAROUND <br /> <br />11. The developer shall negotiate in good faith to acquire the <br /> portion of Parcel B oZ PM. 5423 on which the. Fire Department <br /> turnaround for the. private driveway is shown to be <br /> constructed. The developer shall then a. pply for a lot line <br /> adjustment for this ares. Evidence of the rec~rdation of <br /> this lot-line adjustment. shall be submitted to the Planning <br /> Director prior to the issuance of a building permit. In the <br /> even= that the applicant can not acquire said land to <br /> construct a Fire Department turnaround, this development <br /> p]an shall be null and void. A new development plan may <br /> then be '.s,,~jtted for review and approval by the Deign <br /> Review Board which provides for the location of an adequate <br /> Firs Department turnaround on the project site. <br /> <br /> 12. The private driveway serving this lot and. the required Fire- <br /> Department turnaround shall be constructed prior to the <br /> issuance of a building permit for this lot. <br /> <br />13. The developer shall pay his prorata share of the design and <br /> c~nstruction of the portion of the private driveway and <br /> roadway, including street lighting, utilities, etc., that <br /> serves Parcel Map 6261 prior to the issuance of a building <br /> permit. <br /> <br /> <br />
