EXHIBIT B <br /> <br /> Proposed Conditions of Approval <br /> Case PUD-85-10-1M <br /> (July 7, 1992) <br /> <br />1. Condition 12 of Ordinance No. 1227 (pertaining to the <br /> 21,335 sq. ft. limit on high parking demand uses) shall be <br /> eliminated. Parking at Hopyard Village Center shall be <br /> subject to the normal standards for the C-C (Central <br /> Commercial) zoning district unless otherwise amended by the <br /> City in the future. <br /> <br />2. Condition 10 of Ordinance No. 1227 (pertaining to the <br /> regulation of parking on the eastern portion of the site in <br /> the vicinity of La Petite Academy) shall remain in full <br /> force and effect. <br /> <br />3. Any use that requires parking in excess of one space per <br /> 300 sq. ft. shall be permitted subject to the Zoning <br /> Administrator's determination that sufficient parking exists <br /> in the plaza for the proposed use in conjunction with all <br /> other uses existing at the time. If the Zoning <br /> Administrator finds that sufficient parking is available, a <br /> zoning certificate shall be issued for the proposed use. If <br /> parking is found to be insufficient to accommodate the <br /> proposed use, the zoning certificate shall be denied. <br /> <br />4. The owner of the plaza shall install small informational <br /> signs in appropriate areas of the parking lot to inform <br /> plaza patrons of the availability of additional parking in <br /> the parking lot adjacent to the Sports Park. A plan for the <br /> design and location of the signs shall be submitted for <br /> review and approval by the Planning Director prior to <br /> installation of the signs. The signs shall be installed <br /> within 60 days of the date of approval of this modification. <br /> <br />5. A metal gate of design satisfactory to staff shall be <br /> installed across the entrance to Parking Area #4. The gate <br /> shall be locked daily at 7:30 pm pursuant to the <br /> requirements set forth in Condition 10 of Ordinance <br /> No. 1227.
