EXHIBIT <br /> <br /> CONDITIONS OF APPROVAL <br /> CASTLEWOOD HEIGHTS <br /> CASE GP-91-03 AND PUD-91-03 <br /> CITY COUNCIL · JUNE 16, 1992 <br /> <br /> 1. The proposed development shall conform substantially as shown <br /> on the site plan and designguidelines, and related materials, <br /> Exhibit "A" (dated "Received June 4, 1992-), on file with the <br /> Planning Department, except as modified by these conditions. <br /> <br /> 2. Prior to tentative map approval, the site plan and house <br /> designs guidelines shall be submitted to the Design Review <br /> Board for review and approval. <br /> <br /> 3. LAND USE AND PLANNING <br /> 3-1: Prepare and Adopt a~ Open Space Management Plan <br /> <br /> The applicant shall prepare a detailed open space managemen~ <br /> plan for City approval prior to tentative map approval. Such <br /> plan should be prepared in close coordination with City <br /> representatives (particularly the Fire Department) and the <br /> local representative of the California Department of Fish and <br /> Game. The.details of on-going open space ownership (Pursuant <br /> to Condition No. 16) and management of each open space <br /> component shall be included in the plan, as well as a riparian <br /> habitat improvement plan for the Happy Valley Creek corridor <br /> and the detention basin area. The riparian habitat improvement <br /> plan shall be prepared with the assistance of a qualified <br /> riparian habitat restoration specialist with appropriate <br /> experience concerning this revegetation project. <br /> <br />4. TRAFFIC AND CIRCULATION <br /> 4-12 Sunol Boulevard and Pro~ect Street <br /> <br /> A westbound to southbound left-turn lane shall be provided in <br /> the Sunol Boulevard median.. Specific details shall be <br /> provided in conjunction with any tentative map application. <br /> <br /> 4-2: Sunel Boulevard and Pro~ect Stree~ <br /> <br /> Northbound to westbound left turns out of. the project street <br /> onto Sunol Boulevard shall be prohibited with signing and a <br /> median to the satisfaction of the City Traffic Engineer.
