11. In conjunction with the final landscape plans, a set of <br /> revised design guidelines shall be submitted to the Design <br /> Review Board for review and approval. The modifications shall <br /> include: <br /> <br /> A. Each lower site lot shall make provisions so that <br /> vehicles can turn around on site. These provisions can <br /> be either a circle driveway or a hammerhead turn around. <br /> Details shall be submitted to the Design Review Board in <br /> conjunction with design review application. A minimum of <br /> 3 on-siteguest parking spaces shall be provided. These <br /> spaces may be tandem. <br /> <br /> B. A maximum of 450 sq.ft. of garage area may be excluded <br /> from the F.A.R calculations for any lot. <br /> <br /> C. All required landscaping shall be installed within 6 <br /> months of building occupancy to the satisfaction of the <br /> Planning Director. <br /> <br /> D. The maximum size of the homes in the upper site area <br /> shall be 4,000 sq. ft. ~ <br /> <br /> E. Each home on a lot shall provide a minimum 5 foot side <br /> and 10 foot rear flat access area around the home. <br /> <br /> F. Each lot shall have a minimum flat useable private rear <br /> or rear/side yard area which equals 20 percent of the <br /> flat pad area of each lot without additional grading as <br /> generally shown on the PUD development plan and defined <br /> on the Tentative Map. <br /> <br /> G~ All homes developed in a custom lot fashion, shall <br /> include complete landscape plans with the design review <br /> application. <br /> <br /> H. The maximum F.A.R. for all structures on a lot on the <br /> lower site area shall be .15 with the creek area in the <br /> lots and .25 without the creek area on the lots. <br /> <br /> 12. A modified landscape plan shall be submitted to the Design <br /> Review Board for review and approval in.conjunction with any <br /> Tentative Map. This plan shall include all modifications <br />· required herein. <br /> <br /> 13. Prior to occupancy of any unit, the landscape architect shall <br /> certify in writing, in a manner acceptable to the Planning <br /> Department, that the landscaping has been installed in <br /> accordance with the approved landscape plans with respect to <br /> size, number and species of plants, and overall design <br /> concept. <br /> <br /> Page 17 of 19 <br /> <br /> <br />
