Effluent Disposal Capacity <br /> <br />At the time of growth management allocation decisions for this <br />project, the City shall determine whether adequate effluent <br />disposal capacity exists to allow implementation of the <br />project. If not, the project shall be delayed until such <br />capacity exists. <br /> <br /> 7-6z Ensure Adequate Sewer Collection Capacity <br /> <br />The applicant shall responsible for preparing a engineering <br />study, to determine if the sewer line from this development <br />and the adjacent Carriage Gardens Subdivision and new <br />development in the Happy Valley area can flow by gravity to <br />the southerly end of the West Pleasanton Sewer main. This <br />study shall be submitted for review to the City Engineer prior <br />to the tentative map submittal. If after review of the City <br />Engineer the it is determined that the gravity sewer is not <br />feasible the applicant shall construct a new sewer pump <br />station along Happy Valley Road. The location of this station <br />shall be determined by the optimal location to serve the <br />properties in the area. The station shall be designed to <br />handle the flow from this development, the adjacent Carriage <br />Gardens Subdivision, and any new development in the Happy <br />Valley area. The pump station shall be tied into the existing <br />sewer lines by the optimal route. The applicant may be <br />responsible for upsizing existing lines should the existing <br />lines be inadequate to carry the future volume of the station. <br />The applicant may ask the City to enter into a reimbursement <br />agreement to recover the cost of any new connection that ties <br />into the pump station or off-site gravity sewer. .Should any <br />land be required the developer shall make a good faith effort <br />to obtain this land. In the event the developer can not <br />obtain this land, the City may exercise its powers of eminent <br />domain to obtain the property. The developer shall reimburse <br />the City of all of these costs. These specific details shall <br />be included with any tentative map application. <br /> <br /> Page 9 of 19 <br /> <br /> <br />
