EXHIBIT B <br /> PUD-91-15-2M, NANCY KRISTINE MONTGOMERY <br /> CONDITIONS OF APPROVAL <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit <br /> "A", dated "Received July 22, 1996" on file with the Planning Department, except <br /> as modified by the following conditions. Minor changes to the plans may be <br /> allowed subject to the approval of the Planning Director if found to be in <br /> substantial conformante to the approved exhibits. <br /> <br />2. All conditions of Case PUD-91-15-1M shall remain in full force and effect unless <br /> otherwise superseded by the following conditions. <br /> <br />3. This PUD Development Plan shall be subject to the sues and site development <br /> standards of the R-I-40,000 (One-Family Residential) zoning district, except as <br /> follows: <br /> <br /> a. The minimum width and area of Parcel 1 shall be 125' 0" and 34,486 sq. <br /> ft.., respectively. <br /> <br /> b. The minimum width and area of Parcel 2 shall be 120' 0" and 34,340 sq. ft., <br /> respectively. <br /> <br /> c. Horses shall not be kept on Parcel One or Parcel Two at any time. This <br /> requirement shall become effective upon recordation of Parcel Map 6988. <br /> It shall be recorded on these parcels as a deed restriction at the time that the <br /> final parcel map is recorded. Prior to recordation, the deed restriction shall <br /> be submitted to the City Attorney for review. <br /> <br />4. This PUD Development Plan modification shall be of no further validity and the <br /> applicant shall be required to submit the same or new development plan for City <br /> approval prior to development of the site in the event that the applicant fails to <br /> record a final parcel map within two (2) years of this PUD approval. <br /> <br /> <br />
