Exhibit "B" <br /> Case P UD-80-16-8M <br /> P UD Major Modification <br /> City Council, September 3, 1996 <br /> <br />1. All conditions of Case PUD-80-16-3M shall remain in full force and effect except as su- <br /> perseded by the following conditions. <br /> <br />2. Area "B" of the Signature Center Business Park shall be subject to the following uses and <br /> site development standards: <br /> <br /> a. Permitted uses shall include office, research and development laboratories, and light <br /> assembly and/or manufacturing, with the limited use and storage of hazardous mate- <br /> rials, provided that: <br /> <br /> 1) Light assembly and/or manufacturing is allowed on a limited basis subject to <br /> the finding by the Planning Director that the process is of similar intensity and <br /> scale to the processes used by Thoratec. <br /> <br /> 2) All operations which include the use and storage of hazardous materials and/or <br /> waste shall be subject to the following: <br /> <br /> a) Approval by the Fire Department upon review of a Hazardous Materials <br /> Management Plan (HMMP) and other documentation required to ensure <br /> the safe use of such materials; <br /> <br /> b) Signing of an agreement by the business owner/management for "no vol- <br /> untary release" of hazardous materials; and, <br /> <br /> c) Storage of all such materials is completely within this structure as re- <br /> quired by the Fire Department. <br /> <br /> b. The maximum floor area for the Thoratec site shall be 62, 188 sq. ft.; minor changes <br /> may be approved by the Planning Director. <br /> <br /> c. The maximum building height shall be 45' 0" except for the building sides shown <br /> on Exhibit "A" facing Stoneridge Drive which are 25' 0" in height. <br /> <br />SR:96:269 September 3, 1996 <br />Case PUD-80-16-8M Page 1 <br /> <br /> <br />
