iv) The CC&R's shall give authority to the homeowners association to enforce the <br /> requirement that private garages be made available for parking. <br /> <br /> v) The homeowners association shall be empowered by the CC&R's to ensure that <br /> garages remain available for vehicular parking. <br /> <br /> vi) The homeowner's association shall be responsible for implementing all storm <br /> water measures and for the maintenance of all private streets, private utilities, <br /> landscaping, and other common areas and facilities on the site. Landscaping <br /> shall be designed with efficient irrigation to reduce runoff, promote surface ill- <br /> tration, and minimize the use of fertilizers, herbicides, and pesticides which can <br /> contribute to storm water rimoff pollution. <br /> <br /> vii) Trash and refuse cans shall be stored in the unit's garage except when brought <br /> outside for collection. The trash/refuse can be stored outside the garage from <br /> 12:00 p.m. the day preceding collection and 8:00 p.m. the day of collection. <br /> <br /> viii) The homeowner's association for this project shall share in the maintenance <br /> costs of the recreation amenities located in the Alameda County Transportation <br /> Corridor. <br /> <br /> d. Curbs shall be designated as, "Fire Lane - No Parking - Tow Away Zones", in confor- <br /> mance to the standards established by the Califomia State Vehicle Code. The method <br /> of identification, e.g., signs, painted curbs, etc., shall be determined at the tentative <br /> map stage. <br /> <br /> e. The developer shall install directories at the entrance to "A" and "B" Streets from Ri- <br /> alto Way and San Marco Way, and at the entrance to each court. The directories shall <br /> show the location and addresses for each lot. The directories off San Marcos Way <br /> and Rialto Way shall include a lighted map of "A" Street and "B" Street and the loca- <br /> tions of the motor courts off these streets. The directories for the courts need not be <br /> lighted, but shall show the locations of units and garages. The location and design of <br /> the directories shall be reviewed and approved by the Planning Director before issu- <br /> ance of a building permit and shall be shown on the final site plan. <br /> <br /> f. Houses and fences shall implement the following siting standards: <br /> <br /> i) Separation between the garage door and private street/court: eighteen feet (18' <br /> 0") minimum for a "long" driveway, or three feet (Y 0") maximum for a "short" <br /> driveway. <br /> <br />PUD-81-30-60D January 2, 1996 <br /> <br /> <br />
