d. Relocate the existing baseball/softball backstop. Restripe the soccer field if <br /> deemed necessary by the Director of Parks and Community Services. <br /> <br /> e. Reconfigure and extend the existing park irrigation system in order to provide <br /> adequate irrigation to the existing turf areas, the new turf area, and street trees. <br /> <br /> f. Install a 42" high wrought iron fence around a portion of the existing children's <br /> play area. The location of this fencing shall be determined by the Director of <br /> Parks and Community Services. <br /> <br />LANDSCAPING AND FENCING <br /> <br />11. A final landscape plan and irrigation plan shall be submitted to and approved by the <br /> Planning Director as part of the building permit plan set prior to issuance of an on-site <br /> permit. Said landscape plan shall be consistent with the approved landscape plan plus <br /> any conditions of approval, and shall be detailed in terms of species, location, size, <br /> quantities, and spacing, except for the following modifications: <br /> <br /> a. The street trees to be planted along the project frontage on Hansen Drive and <br /> Black Avenue shall be a minimum of 24" box size. <br /> <br /> b. The species of the street trees to be planted along the project frontage streets shall <br /> include a mixture of Chinese pistache, liquidamber, and sycamore/London plane. <br /> <br /> 12. All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs shall <br /> be a minimum of 5 gallons, unless otherwise modified by these conditions. <br /> <br /> 13. The developer shall comply with the recommendations of the tree report prepared by <br /> Hortscience dated August 18, 1995. No tree trimming or pruning other than that <br /> specified in the tree report shall occur. The only tree removal permitted shall be the eight <br /> Eucalyptus sideroxylon in the area of the proposed construction of Calle Ricardo. All <br /> available measures, including transplantation, shall be taken to ensure the successful <br /> preservation of the two London plane trees that are within the boundary of the project <br /> site. The developer shall arrange for the horticultural consultant to conduct a field <br /> inspection prior to issuance of grading permits to ensure that all recommendations have <br /> been properly implemented. The consultant shall certify in writing that such <br /> recommendations have been followed. <br /> <br /> 14. The developer shall provide root control barriers and four inch perforated pipes for street <br /> trees and trees in planting areas less than ten feet in width, as determined necessary, by the <br /> Planning Director at the time of review of the final landscape plans. <br /> <br /> PUD-95-4 City Council <br /> <br /> <br />
