Development shall be substantially as shown on the development plans, Exhibit "A", <br /> dated "Received August 11, 1995" on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Director if found to be in substantial confbrmance <br /> to the approved exhibits. <br /> <br />2. The developer shall obtain all building and other applicable City permits for the project <br /> prior to the commencement of construction. <br /> <br />3. The uses and site development standards for the development shall be those of the <br /> R-1-6,500 zoning district. <br /> <br />BUILDING ARCHITECTURE AND SITING <br /> <br />4. The applicant shall replace the two-story unit currently shown on Lot 34 with a <br /> single-story unit (Plan 1). A final site plan showing this additional single-story unit shall <br /> be submitted for review and approval by the Planning Commission prior to approval of <br /> the tentative map. <br /> <br />5. The proposed color schemes for the homes shall be modified to eliminate the two color <br /> schemes featuring the pale yellow and mauve stucco body colors. Two new color <br /> schemes which are earthtone colors and complementary to the colors of the homes in the <br /> surrounding neighborhood shall be submitted for the review and approval of the Planning <br /> Director prior to the issuance of building permits. <br /> <br />6. The garage in Plan 1 shall be redesigned to provide a clear, unobstructed space of 20 It. in <br /> width by 20 ft. in length for the two required off-street parking spaces. This 20 It. by 20 <br /> It. area may be achieved by either reconfiguring the interior layout or increasing the total <br /> width of the model. If the width is increased, the plotting of this model on the lots must <br /> meet the setbacks and building separation requirements established with this PUD.
