CITY COUNCIL OF THE CITY OF PLEASANTON <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1666 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF <br /> NEW CITIES DEVELOPMENT GROUP FOR PLANNED <br /> UNIT DEVELOPMENT REZONING TO PLANNED UNIT <br /> DEVELOPMENT (PUD) - MDR (MEDIUM DENSITY <br /> RESIDENTIAL) DISTRICT AND DEVELOPMENT PLAN <br /> APPROVAL FOR 34 SINGLE FAMILY HOMES, AS FILED <br /> UNDER CASE PUD-95-04 <br /> <br /> WHEREAS, New Cities Development Group has applied for Planned Unit Development <br /> rezoning to PUD-Medium Density Residential and development plan approval to <br /> construct 34 single family homes on an approximately 7.57 acre parcel located at <br /> 5701 Black Avenue; and <br /> <br /> WHEREAS, zoning for the property is R-1-6500 (Single Family Residential - Minimum 6,500 <br /> square foot lot size); and <br /> <br /> WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by <br /> Council on October 17, 1995; and <br /> <br /> WHEREAS, the City Council received the Planning Commission's recommendations for <br /> approval of the proposed development plan and rezoning; and <br /> <br /> WHEREAS, a duly noticed public hearing was held on October 17, 1995; and <br /> <br /> WHEREAS, the City Council has approved the application for a General Plan amendment to <br /> redesignate this property as Medium Density Residential; and <br /> <br /> WHEREAS, the City Council has determined that the land exhange including the property <br /> subject to this ordinance and the adjacent Hansen Park is in the best interest of the <br /> community; and <br /> <br /> WHEREAS, the City Council finds that this proposed rezoning and development plan are <br /> consistent with the General Plan policies of the City of Pleasanton; <br /> <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> <br />
