-o CITY COUNCIL OF THE CITY OF PLEASANTON <br /> ALAMEDA COUNTY, CALIFORNIA <br /> ORDINANCE NO. 1660 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF <br /> NEW CITIES DEVELOPMENT GROUP FOR A MAJOR <br /> MODIFICATION TO AN APPROVED PUD PLAN, AS FILED <br /> IJNDER CASE PISD-92-01-1M <br /> <br /> WHEREAS, New Cities Development Group has applied for a major modification to the <br /> previously approved 40-lot Walnut Glen Estates subdivision approved PUD plan <br /> and design guidelines to increase the maximum floor area ratio on specific lots <br /> by 5 %, and to reduce the required combined side yards on one lot from 30 feet <br /> to 20 feet located at the northerly side of Trenery Drive, 400 feet westerly of <br /> Martin Avenue; and <br /> <br /> WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDR (Low Density <br /> Residential) District; and <br /> <br /> WHEREAS, the PUD modification request is covered by the Environmental Impact Report <br /> approved by the City Council for the Stoneridge Drive Specific Plan; and <br /> <br /> WHEREAS, Council received the Planning Commission' s recommendations for approval of the <br /> proposed major modification to the approved planned unit development; and <br /> <br /> WHEREAS, a duly noticed public hearing was held on September 5, 1995; and <br /> <br /> WHEREAS, the City Council finds that the proposed modifications are appropriate. <br /> <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> Section 1: Approves Case PUD-92-01-1M, the application of New Cities Development <br /> Group for a major modification to the previously approved 40-lot Walr/ut Glen <br /> Estates subdivision approved PUD plan and design guidelines to increase the <br /> maximum floor area ratio on specific lots by 5 %, and to reduce the required <br /> combined side yards on one lot from 30 feet to 20 feet located at the northerly <br /> side of Trenery Drive, 400 feet westerly of Martin Avenue, subject to the <br /> conditions on "Exhibit B", attached hereto and incorporated herein by this <br /> reference. <br /> <br /> <br />
