CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1658 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF <br /> PARVIZ GHORBANI FOR PLANNED UNIT <br /> DEVELOPMENT (PUD) PLAN APPROVAL AS FILED <br /> UNDER CASE PUD-95-01 <br /> <br />WHEREAS, Parviz Ghorbani has applied to rezone property from the RM-2,500 (Multi-Family <br /> Residential) District to the PUD-HDR (Planned Unit Development - High Density <br /> Residential) District and to approve a development plan which would cream two <br /> separate lots from an existing 10,474 square foot lot, each of which would have <br /> an existing single-family home; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br /> California Environmental Quality Act (CEQA), and therefore, no environmental <br /> document was prepared for this project; and <br /> <br />WHEREAS, the City Council received the Planning Commission's recommendations for <br /> approval of the proposed development plan and rezoning; and <br /> <br /> WHEREAS, a duly noticed public hearing was held on June 20, 1995; and <br /> <br /> WHEREAS, the City Council finds that this development plan and proposed rezoning are <br /> consistent with the General Plan policies of the City of Pleasanton; <br /> <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> Section 1: Approves the rezoning of an approximately 10,474 square foot site at 194 and <br /> 196 Kottinger Drive from the RM-2,500 District to the PUD-HDR (Planned Unit <br /> Development - High Density Residential) District, subject to the conditions <br /> attached hereto as Exhibit B. <br /> <br /> Section 2: The Zoning Map of the City of Pleasanton dated April 18, 1960, on file with the <br /> City Clerk, designating and dividing the City into zoning districts is hereby <br /> amended by Zoning Unit Map No. 425, attached hereto as Exhibit C, dated June <br /> 20, 1995, and incorporated herein by this reference. <br /> <br /> Section 3: Approves the development plan to create from the 10,474 square foot site two lots <br /> each with one home, as shown on Exhibit A, dated June 20, 1995, and <br /> incorporated herein by this reference. <br /> <br /> <br />
