Sections 65864 et seq. of the California Government Code authorize the County <br /> to establish procedures to enter into binding development agreements with persons having legal <br /> or equitable interests in real property in the County for the development of such property. <br /> B. Resolution No. R-86-953, adopted by the County on December 4, 1986, <br /> establishes a procedure for review and approval of proposed development agreements. <br /> C. Partners own or control approximately one thousand four hundred and three <br /> (I ,-~03~ acre, s of p~marily unimproved real property~ ("the Subiect PronertV") in the County, as <br /> more particularly described in Exhibit "A" attachext hereto ~md incorporated heroin by this <br /> reference. A portion of the Subject Property is intended to be annexed to the City of Pleasanton <br /> pursuant to an Amended Pro-Annexation Agreement, a copy of which is attached hereto as <br /> Exhibit "B." <br /> D. Partners intend to develop the Subject Property as a residential/ <br /> recreational/agricultural project, including the development of approximately 850 single family <br /> homes, a golf course, a bed and breakfast facility, and limited related retail uses. In addition, <br /> Partners intend to renovate two wineries located on the Subject Property-and to place a <br /> designated portion of the Subject Property in use for active viticulture.
