22. Attorney's Fees. In the event of any dispute between the parties involving the covenants or conditions contained in this Agreement, the prevailing party shall be enti~ed to recover reasonable expenses, attorneys' fees and costs. "Prevailing Party" within the meaning of this paragraph shall include, without limitation, a party who brings an action against the other party after the other party's brea~h or default, if the action is settled or dismissed upon the payment or performance by the other party of the matter allegedly due or performance of the covenants allegedly breached, or if one party obtains substantial relief sought by it in the action. 23. Notice. Except as otheva~ise expressly provided herein, all notices and demands pursuant to this Agreement shall be in writing and delivered in person, by commercial courier, or by first-class certified mail, postage prepaid and return receipt requested. Except as otherwise expressly provided herein, notices shall be considered delivered when personally served, or upon actual receipt if delivered by commercial courier or by mail.
