EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> PUD-94-04 - ST. JOHN PLACE <br /> CITY COUNCIL <br /> <br /> PLANNING <br /> <br />1. Development shall be substantially as shown on the development, landscape, house plans, <br /> and materials and colorboard Exhibit "A", dated "Received January 6, 1995" on file with <br /> the Planning Department, except as modified by the following conditions. Minor changes <br /> to the plans may be allowed subject to the approval of the Planning Director if found to be <br /> in substantial conformante to the approved exhibits. <br /> <br />2. Prior to building permit issuance, the developer shall submit to the Planning Director the <br /> final house distribution plan throughout the development. In general, the developer shall <br /> attempt to evenly distribute the models throughout the development. <br /> <br />3. The side elevations of Lots #1, #43, #40, #4 and #35 shall be designed to match the level <br /> of detail shown on the front elevations. These modifications shall be submitted to the <br /> Planning Director for review and approval prior to issuance of a building permit. <br /> <br />4. Prior to building permit issuance, a final color and material board shall be submitted to the <br /> Planning Director for review and approval. The color pallet and roof material for each <br /> home shall be selected by the developer, in conjunction with the first purchaser of a home, <br /> from this approved color and material board. In general, the exterior primary colors and <br /> roof materials shall be evenly distributed throughout the development and no two adjacent <br /> homes (side-to-side or side-to-rear) shall have the same primary exterior color. Prior to <br /> painting, the selected color pallet for each home shall be submitted to the Planning <br /> Director for informational and record keeping purposes. <br /> <br />5. A final landscape plan, irrigation plan, and fencing plan shall be submitted to and approved <br /> by Planning Director as pan of the building permit plan set prior to issuance of a building <br /> permit. Said landscape plan shall be consistent with the approved landscape plan plus any <br /> conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br /> and spacing. <br /> <br /> 6. The irrigation for the landscape planter along the streetscape shall be tied into the <br /> irrigation system for the adjacent lot. <br /> <br /> PUD-94-04 - City Council Conditions Of Approval - Page I <br /> <br /> <br />
