CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1648 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF <br /> NEW CITIES DEVELOPMENT GROUP FOR PLANNED <br /> UNIT DEVELOPMENT (PUD) DEVELOPMENT PLAN <br /> APPROVAL AS FILED UNDER CASE PUD-94-04 <br /> <br />WHEREAS, New Cities Development Group has applied for Planned Unit Development <br /> (PUD) development plan approval for the construction of 43 detached single- <br /> family homes on three properties totaling 7.6+ acres located at the northwest <br /> corner of the Pleasanton Avenue/St. John Street intersection (4227 Pleasanton <br /> Avenue, 721 St. John Street, and 675 St. John Street); and <br /> <br />WHEREAS, zoning for the property is Medium Density Residential and Public Health and <br /> Safety Districts; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by <br /> Council on February 7, 1995; and <br /> <br />WHEREAS, Council received the Planning Commission' s recommendations for approval of the <br /> development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on February 7, 1995; and <br /> <br />WHEREAS, the City Council finds that the proposed project is consistent with the General <br /> Plan policies of the City of Pleasanton; <br /> <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> Section 1: Approves Case PUD-94-04, the application of New Cities Development Group <br /> for Planned Unit Development (PUD) development plan approval for the <br /> construction of 43 detached single-family homes on three properties totaling 7.6-+- <br /> acres located at the northwest corner of the Pleasanton Avenue/St. John Street <br /> intersection (4227 Pleasanton Avenue, 721 St. John Street, and 675 St. John <br /> Street), subject to the conditions shown on "Exhibit B", attached hereto and <br /> incorporated herein by this reference. <br /> <br /> Section 2: The City staff is directed to cause a Notice of Determination to be filed pursuant <br /> to Section 5.4(g) of Resolution No. 77-66. <br /> <br /> <br />
