CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA ORDINANCE NO. 1648 AN ORDINANCE APPROVING THE APPLICATION OF NEW CITIES DEVELOPMENT GROUP FOR PLANNED UNIT DEVELOPMENT (PUD) DEVELOPMENT PLAN APPROVAL AS FILED UNDER CASE PUD-94-04 WHEREAS, New Cities Development Group has applied for Planned Unit Development (PUD) development plan approval for the construction of 43 detached single- family homes on three properties totaling 7.6+ acres located at the northwest corner of the Pleasanton Avenue/St. John Street intersection (4227 Pleasanton Avenue, 721 St. John Street, and 675 St. John Street); and WHEREAS, zoning for the property is Medium Density Residential and Public Health and Safety Districts; and WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by Council on February 7, 1995; and WHEREAS, Council received the Planning Commission' s recommendations for approval of the development plan; and WHEREAS, a duly noticed public hearing was held on February 7, 1995; and WHEREAS, the City Council finds that the proposed project is consistent with the General Plan policies of the City of Pleasanton; THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS FOLLOWS: Section 1: Approves Case PUD-94-04, the application of New Cities Development Group for Planned Unit Development (PUD) development plan approval for the construction of 43 detached single-family homes on three properties totaling 7.6-+- acres located at the northwest corner of the Pleasanton Avenue/St. John Street intersection (4227 Pleasanton Avenue, 721 St. John Street, and 675 St. John Street), subject to the conditions shown on "Exhibit B", attached hereto and incorporated herein by this reference. Section 2: The City staff is directed to cause a Notice of Determination to be filed pursuant to Section 5.4(g) of Resolution No. 77-66.
