New struc- <br /> tures and additions to the existing structures on the <br /> Dawes properties shall require design review approval by <br /> the City. <br /> <br /> d. Site development standards for the primary structures of <br /> the small lot single-family development shall be as <br /> stated on the development plan, Exhibit "A", except that <br /> the rear building elevation of Plan No. 3 may face the <br /> rear elevation of another Plan No. 3 only if both rear <br /> yards maintain at least a 15' depth measured from the <br /> second-story building walls. Site development standards <br /> for accessory structures shall be as stated in the R-1- <br /> 6,500 (One-Family Residential) district of the Pleasan- <br /> ton Municipal Code. <br /> <br /> e. The location of units on lots shall generally conform to <br /> the overall siting plan shown on the development plan, <br /> Exhibit "A". <br /> <br /> f. One-story units shall be located on Lot Nos. 1, 15, 22, <br /> 25, 30, 39, 40, and 46. Between Lot Nos. 27 through 33, <br /> there shall be at least 2 single-story units. <br /> <br /> g. The structure Lot No. 26 shall be moved 5' closer to the <br /> common property line between Lot 26 and 27, and the <br /> structure on Lot No. 27 shall maintain a 38' setback <br /> from its northerly property line. <br /> <br /> h. The structure on Lot No. 35 shall be reversed. <br /> <br />13. Fire Protection <br /> <br /> a. The development shall meet all requirements of the Plea- <br /> santon Fire Code (Chapter 20.24 of the Pleasanton Munic- <br /> ipal Code). <br /> <br /> b. The site shall be kept free of fire hazards from the <br /> start of construction to final inspection. <br /> <br /> c. All roads on the site are designated as fire apparatus <br /> access roads by the Fire Chief and must be maintained in <br /> accordance with Section 2.01 of the Uniform Fire Code <br /> and be accessible at all times from the start of con- <br /> struction until the project is completed. <br /> <br /> d. The applicant shall ensure that fire protection facili- <br /> ties, including all surface roads, fire hydrants, and a <br /> water supply capable of furnishing the required fire <br /> flow shall be installed and serviceable prior to and <br /> during the time of construction.
