EXHIBIT B <br /> <br /> Conditions of Approval <br /> Case pUD-81-30-28M/PUD-85-8-10M <br /> (March 15, 1994) <br /> <br />1. The Hacienda Design Guidelines, Exhibit B, dated received "January 26, 1994," are <br /> approved subject to the modifications listed below. These guidelines shall supersede <br /> the Hacienda Design Guidelines previously in effect. <br /> <br />a. Section 2.4.D, shall read as follows: <br /> Residential Building Setbacks <br /> <br /> Residential building setbacks shall be a minimum depth equal to the depth of the <br /> adjacent P.S.E. For those portions of a property 'that are not adjacent to a P.S.E. <br /> (e.g., abutting an arroyo), the setbacks shall be determined on a case by case basis. <br /> Except as allowed in Section 2.4.E.3, building walls, patios, fencing, walkways, and <br /> parking areas shall not extend into the required setback zone. Interior residential site <br /> design (e.g., building to building separation, parking layout, etc.) shall be reviewed <br /> on a case by case basis. <br /> <br />b. Add the following to Section 2.6.E, Parking Lot Tree Pockets: <br /> Between each group of four 90 degree opposing handicapped parking spaces there <br /> shall be at least one tree pocket wheel stop. <br /> <br /> c. Amend the Streetscape Zone (P.S.E.) Criteria lllustntion for Owens Drive (Chabot <br /> Drive to Hacienda Drive) to allow a 33 ft. P.S.E. setback option for commercial <br /> projects. <br /> <br /> d. Add the following to Section 3.5.F, Freeway Frontage Site Landscape Requirements: <br /> <br /> View corridors shall not be located adjacent to each other. <br /> <br /> e. Add the following to Section 3.4.G, Streetscape Zone (P.S.E.) Irrigation: <br /> All backflow prevention devices installed within the development shall be painted <br /> forest green (Pantone Color System Number 357 or equivalent). <br /> <br /> f. The Standard Sign Type 1 illustration shall be changed to present a design which <br /> better integrates the tenant names into the sign design. <br /> <br /> g. Amend maximum sign width for Standard Sign Type 5 as follows: 40 ft. width or <br /> sign cannot exceed 4095 of building width, whichever is less. <br /> <br /> <br />
