Legal expenses which include attorney's <br /> fees and costs incurred in connection with <br /> good faith attempts to recover rents owing, <br /> good faith unlawful detainer actions not in <br /> derogation of applicable law, to the extent <br /> such expenses are not recovered from <br /> residents, compliance with the Mobilehome <br /> Residency Law, and all other legal costs <br /> directly related to the operation, maintenance <br /> and improvement of the park and legal costs <br /> related thereto. Attorney's fees and costs <br /> incurred related to proceedings under this <br /> Ordinance are not allowable as operating <br /> expenses. No other attorney fees are <br /> allowable. Owners shall bear the burden of <br /> production and proof of the amount an purpose <br /> of such fees including rate per hour and hours <br /> spent. Fees which are clearly excessive in <br /> relation to customary and reasonable rates <br /> shall be disallowed. <br /> <br /> vi. Operating supplies such as janitorial, <br /> gardening and office supplies. <br /> <br /> vii. Insurance premiums prorated over the life <br /> of the policy. <br /> <br />b. Any penalties, fees or interest assessed <br /> or awarded for violation of this or any other <br /> law. <br /> <br /> v. Reserve accounts. <br /> <br /> vi.
