49. The haul route for all manerials to and from ~his <br /> development shall be approved by =he City Engineer prior =o <br /> =he issuance of an encroachment permit. <br /> <br />50. The developer shall submit a dust control plan or procedure <br /> as part of ~he improvement plans. <br /> <br />51. The design of =he water supply and sanitar7 sewer systems <br /> shall be subject to =he review and approval of the City <br /> Engineer. <br /> <br />52. Electric power distribution, gas distribution, communication <br /> service, Cable television, and any required alarm systems <br /> shall be. installed underground in a joint utility trench <br /> unless otherwise specifically approved by ~he City Engineer <br /> or Director of Building Inspection for on-site. <br /> <br />53. The developer shall submit detailed landscape and irrigation <br /> plans as pan of =he improvement plans. These plans should <br /> include, where applicable, a street tree planting plan and <br /> landscape plans for medians, buffer strips, and any right- <br /> of-way landscape areas. The irrigation plan shall provide <br /> for automatic controls. <br /> <br />54. The developer's contractor(s) shall obtain an encroachment <br /> permit from the City Engineer prior to moving any <br /> construction equipment onto the site. <br /> <br />55. The developer shall install one street tree per lot on <br /> Lots 3, 4, 6, and 7, and two trees on the comer lot <br /> (Lot 5). The species and location of the street trees shall <br /> be suJ:Jec= to the approval of the City Engineer. <br /> <br />56. A 15-gallon evergreen tree of a fast-growing variety shall <br /> be planted behind ~he back yard fence (outside the back <br /> yard) of ?.he Walsh property at 756 Concord Street in order <br /> to provide additional privacy for =hat residence. Staff <br /> shall work with the property owner at the construction stage <br /> to ensure satisfac~coz7 location and selection of species for <br /> =he =roe. The tree shall be in place prior to occupancy of <br /> the units, <br /> <br /> <br />
