44. The development shall meet all requirements of the Pleasanton <br /> Fire Code. <br /> <br /> 45. The site shall be kept free of fire hazards from the start of <br /> construction to final inspection and the Fire Department <br /> emergency number be provided adjacent to all telephones on the <br /> site. <br /> <br />46. Approval for the number, type and location of fire hydrants <br /> shall be withheld pending final review and approval by =he Fire <br /> Marshal and the City Engineer. <br /> <br />47. The applicant shall ensure that fire protection facilities, <br /> including all surface roads, fire hydrants, and a water supply <br /> capable of furnishing the required fire flow shall be installed <br /> and serviceable prior to and during the time of construction. <br /> When alternate methods of protection are provided, as approved <br /> by the Fire Chief, this requirement may be waived or modified. <br /> <br />48. The project shall meet all requirements of the Pleasanton <br /> Security Code and the developer shall provide plans as specified <br /> by the Crime Prevention Bureau of the Pleasanton Police <br /> Department. <br /> <br />49. The developer shall install street frontage improvements per <br /> ordinance and to the satisfaction of the City Engineer, except <br /> as modified by these conditions. These improvements may <br /> include, but are not necessarily limited to, grading, curb and <br /> gutter, sidewalk, paving, storm drain, sanitary sewer, water <br /> facilities, street lighting, underground utilities, traffic <br /> control devices, landscaping, and automatic irrigation systems. <br /> <br />50. The applicant shall submit a grading and drainage plan prepared <br /> by a licensed civil engineer depicting all final grades and on- <br /> site drainage control measures to protect all cut and fill <br /> slopes from surface water overflow. This plan shall be subject <br /> to the review and approval of the City Engineer prior to the <br /> recordation of the Parcel Map. <br /> <br />51. The developer shall submit a refundable cash bond for hazardsand <br /> erosion control prior to issuance of a building permit. The <br /> amount of this bond will be determined by the City Engineer. <br /> <br />52. The developer shall grant an easement to the City over those <br /> parcels shown as public service easements (P.S.E.) and which are <br /> approved by ~he City Engineer or other parcels which may be <br /> designated by the City Engineer. <br /> <br />53. The design for the line, grade, and structural sections for the <br /> streets serving this development shall be subject to final <br /> review and approval by the City Engineer. <br /> <br /> <br />
