EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> MOLLER RANCH o PUD-90-19-6M <br /> CITY COUNCIL - FEBRUARY 4, 1997 <br /> <br /> 1 .) All conditions of approval for PUD-90-19 et al. shall remain in effect and full force <br /> except as modified by these conditions. <br /> <br /> 2.) The designs of the homes for the first tier of lots (Lots//86,//87,//91,//92,//96,//97,//98, <br /> and//99) shall exclusively use natural appearing materials (stone, masonry, <br /> wood/masonite, etc.) on the exterior elevations; stucco shall not be used. The design of <br /> the homes for the second tier of lots (Lots//88,//89,//90,//93,//94, and//95) may use <br /> stucco provided that natural materials are used along the foundation and throughout all <br /> elevations on appropriate building elements, including but not limited to chimneys, bay <br /> windows, front door entry features, and around garage door columns. For the second tier <br /> of lots, the specific amount and location of natural materials shall be determined through <br /> the design review process. <br /> <br /> 3.) The height for all structures shall be determined based on the requirements of the West <br /> Foothill Road Corridor Design Guidelines, except that the maximum height limit shall be <br /> increased to 32 feet. For those lots which have a slope greater than 15 percent within the <br /> building envelope area where the home is proposed to be located, the maximum height <br /> may be increased to 35 feet. The maximum height shall only be increased to 35 feet if <br /> the home contains a stepped foundation which visually produces a significant "break" in <br /> the roofline and building elevations which compensate for the added height. <br /> <br />4.) The approved color palette for the Moller Ranch development shall be darkened. This <br /> color board shall be submitted to the City Council for review and approval prior to' <br /> approval of any custom home. <br /> <br />5.)
