EXHIBIT B <br /> Silver Bear, Ltd. <br /> Conditions of Approval <br /> Case PUD-97-10 <br /> (July 15, 1997) <br /> <br />1. Development shall be subsw. ntially as shown on the development plans. Exhibit "A". <br /> dated "Received May 29, 1997" and "Received June 10, 1997" on fde with the Planning <br /> Department, except as modified by the following conditions. Minor changes to the plans <br /> may be allowed subject to the approval of the Planning Director if found to be in <br /> substantial conformante to the approved exl~bits. <br /> <br />2. The uses and site development standards of this site shall follow those of the Agricultural <br /> District (A) of the Pleasanton Municipal Code. All structures and improvements shall be <br /> subject to the provisions of Section 18.20 Design Review of the Pleasanton Municipal <br /> Code. <br /> <br />3. The final design of the turnaround and gate shall be subject to the review and approval by <br /> the Fire Chief prior to the issuance of a building permit for the barn. <br /> <br />4. Prior to the issuance of any grading or on-site permit, the applicant shall indicate how the <br /> barn will be serviced with sewer and water. The applicant may continue to <br /> utilize any existing wells or septic systems if approved by the County of Alameda <br /> Health Services Department. <br /> <br /> 5. The developer shall submit a final grading and drainage plan prepared by a licensed civil <br /> engineer depicting all final grades and on-site drainage control measures, including <br /> concrete-lined V-ditches, to protect all cut and fill slopes from surface water overflow. <br /> This plan shall be subject to the review and approval of the City Engineer and/or the <br /> Director of Building Inspection prior to the issuance of any building permits. <br /> <br /> 6. The developer shall submit an erosion and sedimentation control plan or procedure as <br /> part of the improvement plans. Grading completed prior to October 15 shall be <br /> revegetated and stabilized by October 15. Grading completed between October 16 and <br /> April 15 shall be revegetated and restabilized as soon as possible after completion of <br /> grading. <br /> <br /> 7. The developer shall submit a refundable cash bond for hazard and erosion control prior to <br /> issuance of an Engineering or Building Department permit. The amount of this bond will <br /> be determined by the City Engineer. <br /> <br /> 8. The developer shall submit a dust control plan or procedure as pan of the improvement <br /> plans. <br /> <br /> <br />
