80.) Electric power distribution, gas distribution, communication service, cable television, and any <br /> required alarm systems shall be installed underground in a joint utility trench unless otherwise <br /> specifically approved by the City Engineer or Director of Building Inspection. This shall include <br /> the undergrounding of electrical lines along "A" Street between Sunol Boulevard and the <br /> intersection of "A" Street and Sycamore Road. The developer shall also be responsible for <br /> transitioning the existing private overhead services to underground facilities. These <br /> improvements shall be included as a funding developer responsibility and included in the finance <br /> plan as an area-wide infrastructure cost. <br /> <br />81 .) The applicant shall be responsible for the installation of the street lighting system serving the <br /> development. The street lights shall be generally consistent with the PUD development plan. <br /> Approval for the number, location, and type of electroliers shall be subject to the review and <br /> approval of the City Engineer. <br /> <br />82.) Street lighting for the development shall be designed and located so as to minimize visibility to <br /> the greatest extent possible, subject to the review and approval of the City Engineer and Planning <br /> Director. <br /> <br /> 83.) The applicant shall submit detailed landscape and irrigation plans as part of the improvement <br /> plans. These plans should include, where applicable, a street tree planting plan and landscape <br /> plans for medians, buffer strips, and any right-of-way landscape areas. The irrigation plan shall <br /> provide for automatic controls. <br /> <br /> 84.) Any damage to existing street improvements during construction on the subject property shall be <br /> repaired to the satisfaction of the City Engineer at full expense to the developer. This shall <br /> include slurry seal, overlay, or street reconstruction if deemed warranted by the City Engineer. <br /> <br /> 85.) The applicant' s contractor(s) shall obtain an encroachment permit from the City Engineer prior to <br /> moving any construction equipment onto the site. <br /> <br /> 86.) The applicant shall install at least one street tree per lot, two per comer lot, subject to the <br /> approval of the City Engineer. <br /> <br /> 87.) The applicant shall comply with the City's non-point storm drain ran-off ordinance. <br /> <br /> 88.) The applicant shall label all on-site storm drain inlets with the wording, "No Dumping -- Drains <br /> to Bay" using City-approved methods and materials. <br /> <br /> 89.) Prior to the commencement of any clearing, grading, or excavation, the applicant shall submit a <br /> copy of the State Water Resources Control Board Notice of Intent (NOD for coverage under the <br /> State Construction Storm Water General Permit. <br /> <br /> AP-97-10 (PUD-97-03) Conditions of Approval Page 13 of 15 <br /> <br /> <br />
