~'~xf CITY COUNCIL OF THE CITY OF PLEASANTON <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1739 <br /> <br /> AN ORDINANCE APPROVING TIlE APPLICATION OF <br /> GREENBRIAR SYCAMORE VALLEY COMPANY FOR PUD <br /> PLAN APPROVAL~ AS FILED UNDER CASE PUD-97-03 <br /> <br />WHEREAS, Greenbriar Sycamore Valley Company has applied for Planned Unit Development <br /> (PUD) plan approval to allow the subdivision of 56.2+_ acres of land into 111 <br /> single-family residential units located at 530, 720, and 838 Sycamore Road; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDR/A (Low <br /> Density Residential/Agriultural) District; and <br /> <br />WHEREAS, at its meeting of December 10, 1997, the Planning Commission was unable to <br /> make the fmding that the project is consistent with the General Plan; and <br /> <br />WHEREAS, within the time specified by the Pleasanton Municipal Code, the applicant <br /> appealed the decision to the City Council; and <br /> <br /> WHEREAS, an Environmental Impact Report was prepared and certified for the North <br /> Sycamore Specific Plan, and the California Environmental Quality Act specifies <br /> that individual residential development projects that are prepared pursuant to the <br /> requirements of an adopted specific plan, for which an EIR has been prepared and <br /> certified are exempt from additional environmental review; therefore, no <br /> environmental document was prepared for this application; and <br /> <br /> WHEREAS, a duly noticed public hearing was held on February 17, 1998; and <br /> <br /> WHEREAS, the City Council finds that the proposed development plan is consistent with the <br /> General Plan, the purposes of the PUD ordinance, and the North Sycamore <br /> Specific Plan. <br /> <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> Section 1: Approves Case PUD-97-03, the application of Greenbriar Sycamore Valley <br /> Company for Planned Unit Development (PUD) plan approval to allow the <br /> subdivision of 56.2+ acres of land into 111 single-family residential units located <br /> at 530, 720, and 83i Sycamore Road, subject to the conditions shown on "Exhibit <br /> B. 1" attached hereto and by this reference incorporated herein. <br /> <br /> <br />
