The site shall be kept free of fire h~Tnrds from the start of construction to final inspection. <br /> <br /> Police <br /> <br />' '-- 34. If required by the Police Department, the building(s) shall be equipped ,,,,-ith an alarm <br /> system, the type to be approved by the Police Department and that this system shall be <br /> installed prior to occupancy of the building. <br /> <br /> Engineering <br /> <br /> 35. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br /> engineer depicting all final grades and on-site drainnge control measures, including <br /> concrete-lined V-ditcbes, to protect all cut and fill slopes from surface water overflow. <br /> This plan shall be subject to the review and approval of the City Engineer and/or the <br /> Director of Building Inspection prior to the issuance of any building permits. <br /> <br /> 36. A sanitary sewer cleanout shall be installed at the front property line, unless-otherwise <br /> waived by the City Engineer. <br /> <br /> 37. The applicant shall submit a refundable cash bond for hazard and erosion control <br /> prior to issuance of an Engineering or Building Department permit. The mount <br /> of this bond will be determined by the City Engineer. <br /> <br /> 38. The applicant shall grant an g ft. wide public service easement to the City along the <br /> project frontage. The applicant shall submit a description of said easement to the City <br /> Attorney and City Engineer for review and approval prior to recordation. The recordation <br /> shall be accomplished prior to occupancy of the new dwelling unit. <br /> <br /> 39. The proposed storm drain line shall be relocated to empty in the drainage swale in front <br /> of the applicant's property. In addition. the applicant shall install an energy dissipater for <br /> the storm drain line. Said modifications shall be shown on the building permit plans and <br /> shall be subject to the review and approval of the City Engineer and/or the Director of <br /> Building Inspection prior to the issuance of any building permits. <br /> <br /> 40. The driveway aprons shall be designed to meet City standard~ and shall be subject to final <br /> review and approval by the City Engineer. <br /> <br /> 41. Well water shall be used for landscape irrigation only. The applicant shall install and <br /> matmain a pressure reducing valve behind the City water connection. Said device shall <br /> be shown on the plans submitted for issuance of building permits and shall be subject to <br /> review and approval by the City Engineer prior to issuance of building permits. The <br /> applicant shall hire a City-authorized company to conduct an annual inspection of the <br /> pressure reducing valve to ensure that it is operating satisfactorily. <br /> <br /> <br />
