CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA ORDINANCE NO. 173 1 AN ORDINANCE APPROVING THE APPLICATION OF PONDEROSA HOMES FOR PREZONING AND DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE PUD-96-10 WHEREAS, Ponderosa Homes has applied for prezoning to PUD (Planned Unit Development) - MDR (Medium Density Residential) district and development plan approval for a 300-unit, single-family development located on an approximately 92 acre parcel located at 3380 and 3450 Mohr Avenue; and WHEREAS, zoning for the property is Unincorporated; and WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by Council on December 2, 1997; and WHEREAS, Council received the Planning Commission's recommendations for approval of the prezoning and development plan; and WHEREAS, a duly noticed public hearing was held on December 2, 1997; and WHEREAS, the City Cotmcil f'mds that the development and rezoning are consistent with the General Plan policies of the City of Pleasanton. THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS FOLLOWS: Section 1: Approves the prezoning of the site to PUD (Planned Unit Development) - Medium Density Residential District. Section 2: The Zoning Map of the City of Pleasanton dated April 18, 1960, on file with the City Clerk, designating and dividing the City into zoning districts is hereby amended by Zoning Unit Map #435, attached hereto as Exhibit "A", dated December 2, 1997, and incorporated herein by reference. Section 3: Approves the development plan for the 300-unit, single-family development on an approximately 92 acre parcel located at 3380 and 3450 Mohr Avenue, subject to the conditions shown on "Exhibit B", attached hereto and incorporated herein by this reference.
