CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 173 1 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF <br /> PONDEROSA HOMES FOR PREZONING AND <br /> DEVELOPMENT PLAN APPROVAL, AS FILED UNDER <br /> CASE PUD-96-10 <br /> <br />WHEREAS, Ponderosa Homes has applied for prezoning to PUD (Planned Unit Development) <br /> - MDR (Medium Density Residential) district and development plan approval for a <br /> 300-unit, single-family development located on an approximately 92 acre parcel <br /> located at 3380 and 3450 Mohr Avenue; and <br /> <br />WHEREAS, zoning for the property is Unincorporated; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by <br /> Council on December 2, 1997; and <br /> <br />WHEREAS, Council received the Planning Commission's recommendations for approval of the <br /> prezoning and development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on December 2, 1997; and <br /> <br />WHEREAS, the City Cotmcil f'mds that the development and rezoning are consistent with the <br /> General Plan policies of the City of Pleasanton. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1: Approves the prezoning of the site to PUD (Planned Unit Development) - Medium <br /> Density Residential District. <br /> <br />Section 2: The Zoning Map of the City of Pleasanton dated April 18, 1960, on file with the <br /> City Clerk, designating and dividing the City into zoning districts is hereby <br /> amended by Zoning Unit Map #435, attached hereto as Exhibit "A", dated <br /> December 2, 1997, and incorporated herein by reference. <br /> <br />Section 3: Approves the development plan for the 300-unit, single-family development on an <br /> approximately 92 acre parcel located at 3380 and 3450 Mohr Avenue, subject to <br /> the conditions shown on "Exhibit B", attached hereto and incorporated herein by <br /> this reference. <br /> <br /> <br />
