THE CITY OF <br /> <br />I <br /> <br />pL£AS&NTON <br /> <br />Exhibit "B", Conditions of Approval <br /> for PUD-91-11-3M <br /> <br />Approved by City Council <br /> May 22, 1998 <br /> <br />Development shall be substantially as shown on the development plans, Exhibit <br />"A", dated "Received, April 17, 1998", including an overall site plan, typical site <br />plan, front-yard landscape plan, conceptual streetscene, materials and colors, <br />building floor plans and elevations, and related materials, on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning Director if found to <br />be in substantial conformance to the approved exhibits. <br /> <br />2. This PUD approval shall supersede Case PUD-91-11. <br /> <br />This PUD shall be subject to the permitted and conditional uses of the R-1 (One- <br />family Residential) district as listed under Sections 18.32.030 and 18.32.040 of the <br />Pleasanton Municipal Code. <br /> <br />The project developer shall prepare development standards for spas, swimming <br />pools, decks, fences, detached storage sheds, and patio covers for review and ap- <br />proval by the Planning Director prior to City Council approval of the final map. <br />Said standards shall limit these structures in such a way as to ensure adequate open <br />space in rear/side yards while allowing their reasonable use. <br /> <br />If an entrance sign for the development is desired, its design shall be subject to <br />Planning Director approval. <br /> <br />The developer shall fund school facilities necessary to off-set this project's rea- <br />sonably related impacts on the long-term needs for expanded school facilities to <br />serve new development in Pleasanton.
