EXHIBIT "B" CONDITIONS OF APPROVAL Case PUD-97-22 - 1605 and 1609 Rose Avenue o o Planning The-proposed development shall conform substantially to Exhibit "A" (site plan and grading plan dated "Received" April 24, 1998, and design guidelines/development standards dated "Received" February 13, 1998) on file with the Planning Department, except as modified by these conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance with the approved exhibits. The applicants shall obtain all building, encroachment, and other applicable City permits for the project prior to the commencement of construction. Final inspection by the Planning Department is required prior to occupancy. The design guidelines shall be modified to include the requirement that sod be installed in the landscape planter adjacent to the street. In addition, root control barriers and four inch perforated pipes shall be installed for the street trees installed in these landscape planters. An updated set of the design guidelines shall be submitted to the Planning Director for review and approval prior to final map approval. In conjunction with the tentative map, the specific details for a five (5) foot wide landscape planter strip and a four (4) foot wide separated sidewalk on both sides of the internal public street shall be submitted for review and approval. A master fence plan for the entire development shall be submitted to the Planning Director for review and approval prior to final map approval. This plan shall detail the design of the proposed fencing and shall include the specific details for the fence/retaining wall combination. In general, the developer shall coordinate the installation of the fencing with the adjacent neighbors to the greatest extent feasible.
