48. <br /> <br />49. <br /> <br />50. <br /> <br />51. <br /> <br />52. <br /> <br />53. <br /> <br />54. <br /> <br />55. <br /> <br />Prior to any framing construction, the applicant shall provide adequate fire protection <br />facilities, including but not limited to surface roads, fire hydrants, and a water supply and <br />water flow meeting Fire Department standards to suppress a major fire. If, prior to any <br />framing construction, the applicant proposes in writing an alternate method of fire <br />protection, the Fire Chief may allow the alternative method. <br /> <br />All curbs within a 7 1/2 foot radius of a public fire hydrant shall be painted red unless <br />mOdified by the Pleasanton Municipal Code or the Fire Chief. Blue street "hydrant <br />markers" shall be installed for all fire hydrants per City of Pleasanton Standard <br />Specifications. <br /> <br />Engineering <br /> <br />The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures to protect all cut <br />and fill slopes from surface water overflow. This plan shall be subject to the review and <br />approval of the City Engineer and/or the Director of Building Inspection prior to the <br />issuance of any building permits. <br /> <br />The applicant shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will <br />be determined by the City Engineer. <br /> <br />The applicant shall grant an easement to the City over those parcels needed for public <br />service easements (P.S.E.) and which are approved by the City Engineer or other <br />easements which may be designated by the City Engineer. <br /> <br />The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br /> <br />The applicant shall construct vertical . curbs and gutters within this development unless <br />otherwise approved by the City Engineer. When the sidewalk is adjacent to the curb and <br />gutter, they shall be poured monolithically. <br /> <br />All existing wells on the site shall be removed or sealed, filled and abandoned pursuant to <br />Alameda County Ord. 73-68, prior to the start of grading operations unless Zone 7 retains <br />specific wells for observation wells, or special approval is obtained from the City <br />Engineer for temporary use of an existing well for construction water.
