CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1745 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF <br /> BHULABHAI AND VANITA PATEL FOR A MAJOR <br /> MODIFICATION TO INCREASE THE HOUSE SIZE FOR <br /> LOT 92 IN THE MOLLER RANCH PROJECT, AS FILED <br /> UNDER CASE PUD-90-19-TM <br /> <br />WHEREAS, Bhulabhai and Vanira Patel applied for a major modification to an approved <br /> planned unit development to allow a 456 sq. ft. increase to the 4,500 sq.ft. <br /> maximum allowed house size for first-tier custom lots in the Moller Ranch <br /> residential development; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - RDR/LDR (Rural <br /> and Low Density Residential) and A (Agriculture) Districts; and <br /> <br />WHEREAS, the construction of the single-family home is exempt from the requirements of the <br /> California Environmental Quality Act (CEQA), therefore, no environmental <br /> documentation accompanies this application; and <br /> <br />WHEREAS, the Planning Commission reviewed the proposed project at its meeting of <br /> March 25, 1998 and denied the application; and <br /> <br />WHEREAS, within the time specified by the Pleasanton Municipal Code, Mr. and Mrs. Patel <br /> submitted an appeal to the City Clerk of the City of Pleasanton; and <br /> <br /> WHEREAS, a duly noticed public hearing was held before the City Council on May 5, 1998, at <br /> which time all pertinent testimony and documents were reviewed; and <br /> <br /> WHEREAS, the proposed use, as conditioned, is consistent with the General Plan and <br /> complementary to the overall Moller Ranch PUD; <br /> <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> <br />
