34. The developmere shall meet all requiremems of the Pleasanton Fire Code (Chapter 20.24 <br /> of the Pleasanton Municipal Code). <br /> <br />35. The site shall be kept free of fire hazards from the start of construction to final inspection. <br /> <br />36. The applicant shall provide an appropriate mechanism for opening the gate at the <br /> driveway to Parcel "2" in the event of an emergency. The final design of this mechanism <br /> shall be submitted for the review and approval of the Fire Marshall prior to the <br /> recordation of the final map. <br /> <br />Engineering <br /> <br />37. A sanitary sewer cleanout shall be installed at the front property line of each custom <br /> home, unless otherwise waived by the City Engineer. <br /> <br />38. The applicant shall submit a refundable cash bond for hazard and erosion control <br /> prior to issuance of an Engineering or Building Department permit. The amount of <br /> this bond will be determined by the City Engineer. <br /> <br />39. The applicant shall gram an 8 ft. wide public service easemere to the City along both <br /> Sycamore Road and the East-West Collector road. The applicant shall dedicate said <br /> easement on the final map. <br /> <br />40. Electric power distribution, gas distribution, communication service, cable television, and <br /> any required alarm systems shall be installed underground in a joint utility trench from <br /> the existing and proposed dwellings to the nearest utility pole acceptable to PG&E. If the <br /> joint utility trench is located within an adjacent parcel, then an easement from the <br /> adjacent property owner shall be obtained by the applicant prior to trenching. <br /> <br />41. The haul route for all materials to and from this development shall be approved by the <br /> City Engineer prior to the issuance of an encroachment permit. <br /> <br />42. The applicant shall include erosion control measures on the final grading plan, subject to <br /> the approval of the City Engineer. The applicant is responsible for ensuring that the <br /> contractor is aware of such measures. All cut and fill slopes shall be revegetated and <br /> stabilized as soon as possible after completion of grading, in no case later than <br /> October 15. No grading shall occur between October 15 and April 15 unless approved <br /> erosion control measures are in place, subject to the approval of the Building Department. <br /> Such measures shall be maintained until such time as permanent landscaping is in place. <br /> <br /> <br />
