EXHIBIT B <br /> Proposed Conditions of Approval <br /> Case PUD-98-10 <br /> City Council <br /> <br />1. The proposed development shall conform substantially to the site plan. landscape <br /> plan. building envelope plan, colorboard, and related materials. Exhibit A (dated <br /> "Received June 30, 1998"), on file with the Planning Department, except as <br /> modified by these conditions. <br /> <br />2. The developer shall obtain all building and other applicable City permits for the <br /> project prior to the commencement of construction. <br /> <br />3. The developer shall pay any and all fees to which the property may be subject prior <br /> to issuance of building permits. The type and amount of the fees shall be those in <br /> effect at the time the building permit(s) is issued. <br /> <br />4. This approval does not include the design review for the custom home or the design <br /> guidelines. A new design review application for the specific house design to be <br /> constructed on this lot shall be submitted for the review and approval of the <br /> Planning Commission and shall comply with these design guidelines as well as the <br /> requirements of the West Foothill Road Corridor Overlay District. The applicant <br /> shall submit a visual analysis of the specific house as pan of the design review <br /> application to be reviewed by the Planning Commission. The design of the new <br /> structure shall adhere to the following: <br /> <br /> a) Any future building additions, accessory structures. etc. proposed for the custom <br /> home lot shall adhere to the requirements of the R-1-40,000 zoning district, but <br /> shall only be located on the flatter portion (building envelope) of the site <br /> identified on the attached Building Envelope plan. Any plans for these proposed <br /> structures shall be submitted for the review and approval by the Planning Director <br /> for determination that these proposed structures or changes are consistent with the <br /> West Foothill Road Corridor Overlay District ordinance and design guidelines. <br /> <br /> b) Only open fencing shall be used on the project site and shall be an open wire and <br /> wood style. The proposed location and design of this fencing shall be submitted <br /> for the review and approval by the Planning Director. <br /> <br /> c) All exterior lighting shall be low intensity and shall be designed in order to <br /> minimize the glare to the valley floor.
