<br />29. The project developer shall provide root control barriers and four inch (4") perfo- <br />rated pipes for parking lot trees, street trees, and trees in planting areas less than <br />ten feet (10' 0") in width, as determined necessary by the Planning Director at the <br />time of review of the final landscape plans. <br /> <br />30. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br /> <br />31. The project developer shall adjust the sprinkler heads to direct the water away <br />from the monument sign while ensuring complete irrigation coverage of the land- <br />scaping around the sign. <br /> <br />32. Two (2) trees shall be planted on the south side of the project site by the parking <br />spaces and two (2) trees shall be planted on the west side of the project site by the <br />loading zone. The size and species of these trees shall be determined by the Plan- <br />ning Director with review of the final landscape plan. <br /> <br />33. Street trees to be planted in the tree wells by the curb on Valley Avenue shall be <br />twenty-four inch (24") box-size sycamore trees, the exact species matching that <br />planted along the Santa Rita Road frontage of the Amador Shopping Center. <br /> <br />Building Permit Review: <br /> <br />34. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br /> <br />35. The project developer shall submit a building survey and/or record of survey and a <br />site development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton. These plans shall be approved by the <br />Director of Building Inspection prior to the issuance of a building permit. The site <br />development plan shall include all required information to design and construct <br />site, grading, paving, drainage, and utilities. Specific items to be indicated on the <br />site development plan necessary to construct the improvements are to be in accor- <br />dance with the City of Pleasanton Private Development Design Guidelines adopted <br />April IS, 1986. <br /> <br />City Council Conditions of Approval <br />Case PUD-97-14 (Chevron) <br /> <br />August 18, 1998 <br />Page 6 of 13 <br />
