overall design concept. <br /> <br />33. The existing trees to be retained on the site shall be pruned to reduce the chance of limb <br /> failures or other hazards. Tree pruning shall be conducted by a certified arborist familiar <br /> with the International Society of Arboriculture pruning guidelines and shall comply with <br /> the guidelines established by the International Society of Arboficulture, Tree Pruning <br /> Guidelines, current edition, to maintain the health of the trees. <br /> <br />34. The applicant shall comply with the tree preservation guidelines and recommendations of <br /> the tree report prepared by HortScience, Inc. dated April 1998. The applicants shall <br /> arrange for the horticultural consultant to conduct a field inspection prior to issuance of <br /> grading permits to ensure that all recommendations have been properly implemented. <br /> The consultant shall certify in writing that such recommendations have been followed <br /> prior to issuance of building permits. <br /> <br />35. No trees shall be removed other than those specifically designated for removal on the <br /> approved plans. The applicant shall post cash, letter of credit, or other security <br /> satisfactory to the Planning Director in the amount of $5,000 for each tree required to be <br /> preserved, up to a maximum of $25,000. This cash bond or security shall be retained for <br /> one year following acceptance of public improvements or completion of construction, <br /> whichever is later, and shall be forfeited if the trees are destroyed or substantially <br /> damaged. <br /> <br />36. The existing driveways to be removed shall be replaced with new curb, gutter, sidewalk, <br /> planters matching the existing materials. <br /> <br />37. The project monument signs shall be based on the sign elevations on the development <br /> plans. Prior to installation of any signs, a final comprehensive sign program shall be <br /> submitted to the Planning Director for review and approval. Said sign program shall <br /> include the specific details for each sign (i.e., colors, materials, illumination, location, <br /> sign text, etc. In addition, the final sign plan shall incorporate the following <br /> modifications to the proposed monument signs: <br /> <br /> a. If illumination is desired, only ground-mounted, low-intensity spot lighting shall <br /> be used for the monument signs. <br /> <br /> b. The project address(es) shall be added on monument sign. <br /> <br />38. The applicants shall install low-intensity lighted directory signs showing the location of <br /> the building, units, and streets, near the main entry driveways on Santa Rita Road and <br /> Old Santa Rita Road. Design and placement of the directory signs shall be subject to <br /> review and approval by the Planning Director prior to installation. <br /> <br /> <br />
