<br /> <br />CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />ORDINANCE NO. 1751 <br /> <br />AN ORDINANCE APPROVING THE COMBINATION OF <br />PLANNED UNIT DEVELOPMENT (PUD) ZONING <br />DISTRICTS FOR THE HAPPY VALLEY SPECIFIC PLAN <br />AREA, INCLUDING PUD-MDR (MEDIUM DENSITY <br />RESIDENTIAL), PUD-LDR (LOW DENSITY RESIDENTIAL), <br />PUD-SRDR (SEMI-RURAL DENSITY RESIDENTIAL), <br />PUD-GC (GOLF COURSE), AND PUD-AlOS <br />(AGRICUL TURE/OPEN SPACE), AS FILED UNDER CASE <br />RZ-97-01 <br /> <br />WHEREAS, the City of Pleasanton has applied for a combination of PUD prezoning for <br />different areas within the 860-acre Happy Valley Specific Plan area, which area is <br />located south of Sycamore Road in the vicinity of Alisal Street and Happy Valley <br />Road as indicated on Exhibit "A"; and <br /> <br />WHEREAS, the Planning Commission of the City of Pleasant on, following noticed public <br />hearings on April 22 and Apri129, 1998, found the combin&tion ofPUD zoning <br />districts for the Happy Valley Specific Plan area to be consistent with the <br />Pleasanton General Plan and Happy Valley Specific Plan; and <br /> <br />WHEREAS, after holding a noticed public hearing on June 16, 1998, the City Council, after <br />considering all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this proposal, approved a Final Environmental Impact Report <br />prepared for this pre zoning; and <br /> <br />WHEREAS, the City Council determined that the prezoning ofthe subject properties to the <br />combination of PUD zoning designations would provide the Happy Valley area the <br />opportunity to annex into the City of Pleasanton and to develop in conformance <br />with the land use designations and policies of the General Plan and Happy Valley <br />Specific Plan and in conformance with the prevailing development pattern of the <br />surrounding area. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br />
