A motion was made by Commissioner Maas, seconded by Chairperson Roberts, finding that the <br />project would not have a significant effect on the environment; approving the attached draft <br />Negative Declaration; making the PUD findings be made for the proposed development plan as <br />listed in the staff report; and, recommending approval of Case PUD-99-01, subject to the <br />conditions listed in Exhibit "B," including deletion of Condition No. 88, preservation of Condition <br />No. 89, and modifications to Condition No. 139. Further, that additional conditions be added that <br />fencing should be reviewed at the design review process with as much open fencing as possible; <br />that the Commission will review the design of the twelve homes to ensure individualness and <br />consistency with the west side as well as a blend with the east side of Foothill Road; that street <br />lighting include a more country design; that the median strip on Foothill Road as conditioned for <br />the applicant be further landscaped south at the expense of the City and the School District; that <br />additional details be provided on the regular gate and the cattle gate; and that an open offer of <br />dedication based on the Park District's timing be considered in conjunction with any other future <br />amenities with no guarantees on future development. <br /> <br />ROLLCALLVOTE <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Kameny, Maas, and Chairperson Roberts <br />Commissioner Sullivan <br />Commissioner Kumaran <br />None <br /> <br />Resolution No. was PC-99-64 and -65 were entered and adopted as motioned. <br /> <br />PUD-98-15, Mardel, LLC/Costas _ <br />Application for PUD development plan approval for a residential subdivision of an existing <br />4.17-acre site, including six building sites, a public equestrian/pedestrian trail, public streets, and <br />land area set aside for the future alignment of Vineyard Avenue, The property is located at 2503 <br />Vineyard Avenue between Vineyard Avenue and the Shadow Cliffs Regional Recreation Area. <br />Zoning for the property is PUD (Planned Unit Development) - LDR (Low Density Residential <br />District). The Planning Commission will also consider the Negative Declaration prepared for <br />the application. <br /> <br />Continued to September 22, 1999. <br /> <br />RZ-98-03, City of Pleasanton <br />Application to amend the Pleasanton Municipal code by modifying the process for reviewing <br />second units.
