I~VI$1ONS AND OMISSIONS TO THE AGENDA <br /> <br />Mr. Swift noted that Items 5.a., PUD-00-01, Delco Builders; 6.b., Tract 7255, GHC Bemal <br />Investors, LLC; and 6.c., Review of the 2000 Growth Management Report, are continued to the <br />December 13 meeting. <br /> <br />Commissioner Arkin questioned the scheduling of thc Greenbriar Bemal Tract Map, noting that <br />he understood Greenbriar was trying to obtain approval for the tentative map as quickly as <br />possible. Mr. Swift advised that there are a number of issues related to PUD conditions of <br />approval tahat needed to be resolved in conjunction with the tentative map and that the item <br />should be on the Commission's agenda for December 13. <br /> <br />5. Delco Builders <br />Application for PUD Development Plan approval to allow: (1) the construction of 38 <br />single-family detached homes; (2) the construction of a public sewer "lift" station; (3) the <br />realignment of Vineyard Avenue to a location adjoining the Arroyo Del Valle; (4) the <br />establishment of one vineyard/estate site; (5) the designation ora portion of the existing <br />Vineyard Avenue alignment as a public trail; and (6) the construction of miscellaneous <br />public infrastructure including streets, utilities, etc. The overall project site is comprised <br />of two properties located at 2503 Vineyard Avenue which is zoned PUD-LDR (Planned <br />'Unit Development - Low Density Residential) and 2287 Vineyard Avenue, which is <br />zoned PUD-Vineyard/OS/MDR (Planned Unit Development -Vineyard/Open <br />Space/Medium Density Residential). The Planning Commission will also consider the <br />Negative Declaration prepared for the property located at 2503 Vineyard Avenue. <br /> <br />Continued to December 13, 2000. <br /> <br />6. Larra, McColm <br />Application for design review approval to construct an approximately 5,919-square-foot, <br />second-floor addition to the existing commercial building located at 350 Main Street. <br />Zoning for the property is C-C (Central Commercial), Downtown Revitalization, Core <br />Area Overlay District. <br /> <br />Mr. Swift presented the staffreport, providing history of the original approval and construction <br />phasin~ of the building. He noted that staffs reviewing architect, Mr. Larry Cannon, had <br />suggested several modifications to the original design approval. He advised that the project has <br />been reviewed by the Pleasanton Downtown Association and the Downtown Specific Plan <br />Committee and received recommendations for approval by these groups as conditioned. He <br />provided an overview of the parking and traffic/circulation issues.
